How much does a home extension cost in Brisbane?
As a general guide, a ground floor room addition in Brisbane typically runs from about $90,000 to $180,000, a larger ground floor extension from $180,000 to $350,000, and a second storey addition from around $300,000 upward. Your final cost depends on size, site access, finishes and approvals. We give you a fixed scope after the estimate stages rather than a vague estimate.
How long does a home extension take to build?
Most home extensions take three to six months on site once approvals are in place, with roughly one to three months of design and approvals before that. A single room addition is faster than a full second storey, and we give you a clear timeline before work starts.
Do I need council approval for a home extension in Brisbane?
Most extensions need either building approval or a development approval through Brisbane City Council. As part of the build we engage the engineers and certifiers and handle the approvals for you, so you are not chasing paperwork.
Can I keep living in my home during an extension?
In most cases yes, especially for ground floor extensions and many second storey additions where we can stage the work. We talk through access, noise and any short disruptions at the planning stage so there are no surprises.
Should I extend or knock down and rebuild?
Extending suits homes with good bones and a layout worth keeping. A knockdown rebuild can make more sense when the existing structure is failing or the changes are extensive. We give you an honest view after seeing the home, since the right answer depends on your block, budget and goals.
Is it better to extend out or add a second storey?
It depends on the block and on what is already there. Extending at ground level is usually simpler and cheaper per square metre, but it uses yard. Going up keeps the footprint, but the existing frame and footings have to carry the new load, which needs an engineer's assessment first. That is one of the things the budget estimate settles.
