Knockdown rebuild

Keep the location, lose the old house

When you love where you live but the house no longer works, a knockdown rebuild gives you a brand-new home without giving up the street, the neighbours or the school catchment.

We take it from start to finish, the site assessment, demolition, design, engineering, approvals and the rebuild, so you have one builder accountable for the whole project.

What it costs

How much does a knockdown rebuild cost in Brisbane?

A Brisbane knockdown rebuild generally starts around $400,000 for the new home, plus demolition of roughly $20,000 to $40,000.

The rebuild cost moves with the size, design and finishes of the new home, and the site itself can add cost if access is tight or the block slopes. We confirm it all in a fixed scope after the estimate stages.

FAQ

Knockdown rebuild in Brisbane questions

The things Brisbane homeowners ask us most. Anything else, get in touch.

How much does a knockdown rebuild cost in Brisbane?

A Brisbane knockdown rebuild generally starts around $400,000 for the new home, plus demolition of roughly $20,000 to $40,000. The rebuild cost rises with size, design and finishes, and tricky sites can add to it. We confirm everything in a fixed scope after the estimate stages.

Is it cheaper to knock down and rebuild or renovate?

It depends on the home. If the existing structure is sound and the layout is worth keeping, renovating or extending can be better value. If the house is failing or the changes are extensive, a rebuild often makes more sense. We give you an honest view after seeing it.

How long does a knockdown rebuild take?

Allow roughly ten to fourteen months from demolition to handover, plus design and approvals beforehand. Demolition itself is quick, but approvals and the new build set the overall timeline, which we map out for you.

Do you handle demolition and approvals?

Yes. We coordinate the demolition and manage the engineering, certification and council approvals as part of the project, so you have one builder responsible from start to finish.

Can I knock down and rebuild on a sloping block?

Yes. Many Brisbane blocks slope, and we handle the engineering and design needed to rebuild on them well. We assess the site first so there are no surprises later.

What happens to power, water and gas during a knockdown rebuild?

Each service is disconnected and made safe before demolition, then reconnected as part of the new build. Disconnections are arranged with the relevant authority and the lead times vary, so they are scheduled early rather than left until the week of demolition.
